Industry research consistently identifies power availability and infrastructure delivery timing as critical factors affecting data center site selection. CBRE reported that more than 74% of primary-market capacity under construction during H1 2025 had already been preleased.
Large contiguous power requirements remain particularly constrained. CBRE reported that 10 MW+ requirements experienced some of the strongest lease-rate increases as hyperscale demand, limited contiguous power and demand for high-density infrastructure intensified competition.
